Chicago man buys vacant lot from Benton Twp. for $28K

A piece of township-owned land has been sold.

Benton Charter Township trustees Tuesday approved the sale of a half-acre lot at 1554 Carolyn Drive to a Chicago man, Andrius Gedvilas. The lot was one of eight available township-owned lots in the Carolyn Manor neighborhood.

Gedvilas was represented by Realtor David Shepherd, who said the new owner would be building a new home and living on the property.

“[He has] already submitted plans, and they’re in the process of reviewing those plans at the [homeowners association],” Shepherd said. “He’s a new builder in the area. He’s building a home up in South Haven … and wants to build more in Benton Charter Township.”

Clerk Carolyn Phillips questioned whether the new owner would actually live on the property, but Shepherd said the Carolyn Manor homeowners association changed their bylaws to make sure there rentals are not for less than a year lease.

Trustee Debbie Boothby, who also sits on the board of the HOA, confirmed this.

“The HOA did meet,” she said. “Unfortunately, the two houses that were just built there are rental properties – unbeknownst to use that that’s what they were going to be when they sold the property.”

Boothby cautioned that the board make sure any future purchases share their intent before the township sells the property.

Seven additional lots are available in Carolyn Manor after this sale, according to Shepherd.
